<h2 class="style4">Zoning Changes Coming for the UT Campus Area</h2>
<p>It&#8217;s no big secret that, along with Austin&#8217;s <a href="http://www.redhomerealty.com/blog/is-the-next-downtown-austin-condo-boom-upon-us/">booming downtown condo market</a>, the popular university-area neighborhood of West Campus and North Campus have seen some major changes in recent years. As recently as 1999, there were essentially no big new properties on the market like those we have now, and it wasn&#8217;t until 2004 that the <a href="http://www.ci.austin.tx.us/planning/neighborhood/downloads/ca/westcampus_design.pdf" target="_blank"><strong>University Neighborhood Overlay</strong></a><strong> </strong>plan passed, pacing the way for the massive growth of new apartments.</p>
<p><strong>Since 2004 literally thousands of new units have come available in West Campus - </strong>properties such as <a href="http://www.westcampusliving.com/property/23-The_Block_on_Rio_Grande">The Block on Campus</a>, <a href="http://www.westcampusliving.com/property/36-The_Quarters:_Grayson">The Quarters</a>, <a href="http://www.westcampusliving.com/property/37-Vintage_West_Campus">The Vintage West Campus</a>, and The <a href="http://www.westcampusliving.com/property/19-Texan_Shoal_Creek">Texan Shoal Creek</a><strong> - and now it seems as if further changes are in order</strong>.</p>
<p>Read on to learn more about the developments in the works to further <strong>alter the landscape of the UT Campus neighborhoods through substantial zoning changes</strong> (as covered <a href="http://www.dailytexanonline.com/content/zoning-proposal-may-increase-rent-costs">here</a> by our beloved <a href="http://www.dailytexanonline.com/">Daily Texan</a> newspaper) and about how it will affect prices for West Campus apartments, North Campus condos, and more.</p>

<p>The changes that are proposed are primarily concerned with something called <strong>MF-4 or &#8220;multi-family&#8221; zoning regulations</strong>. The idea here is that the university community would be better served by <strong>limiting the number of shared living spaces in the area</strong> - a move that would push co-op housing further away from UT Campus. The <a href="http://www.main.org/canpacaustin/" target="_blank">Central Austin Neighborhood Plan Advisory Committee</a> (CANPAC) met on Monday, June 21st to discuss the current zoning laws, and they are going to present their evaluation to the City Council soon. <strong>One thing is certain - if the proposal goes through, it will almost certainly increase the cost of rent for students living in the West Campus area. </strong></p>
<p>The proposed rationale for the plan is to limit the ability of large projects or properties such as fraternities and sororities from changing what&#8217;s been described as the &#8220;single family nature&#8221; of the neighborhood. There have also been proposals floated to <strong>convert ALL free parking in the West Campus area to paid parking or parking with residential permits only</strong> - the idea again being limiting the number of group residential spaces and preserving a more traditional &#8220;single-family&#8221; feel in the area.While the original reforms passed in 2004 with the <strong>UNO changes were designed to increase the amount of student housing to reduce cost for renters</strong> (who account for about 70% of West Campus residents), many now feel that those changes have gone to far and are pushing back against them.</p>
<p>As John Lawler, a CANPAC member and SG representative at UT Austin, points out - there is a lack of student voices on the CANPAC which would seem to leave out those in favor of keeping the existing zoning regulations. From the <a href="http://www.dailytexanonline.com/content/zoning-proposal-may-increase-rent-costs">Daily Texan article</a>:</p>
<p><em> “Single-family districts surrounding the West Campus area do not want semi-dense housing [such as] co-ops and Greek housing to be allowed, like they currently are, in their neighborhoods,” Lawler said.</em></p>
<p>The city’s zoning and ordinances board recommended zoning changes be passed on to the Planning Commission, the last step before City Council, without hearing the opinion of students.</p>
<p><em> “We directed a letter to them to postpone [their discussion of the laws],” Lawler said. “But they went ahead and did it anyway.”</em></p>

<p>If you&#8217;re a UT student on a budget - and you&#8217;re definitely not alone - then you have probably heard about the S.M.A.R.T. housing program. <p>Beyond the excellent amenities and outstanding construction at Buckingham, the location, which may first seem like a bit of a detractor for UT students, is truly the biggest selling point.  Located at 32nd and West Avenue in northwest UT campus, the property is just a few blocks west of Guadalupe near restaurants, shopping, and RIGHT next to the Guadalupe southbound bus.  It&#8217;s also about a 5-6 minute bike ride to campus or a breezy 10-12 minute walk.  And what do you get for this small extra distance to morning classes?  Peace, quiet, quality construction, and accessibility/desirability for a more diverse group of residents that includes young professionals and couples in addition to students.  Surrounded by trees and nice older homes, the neighborhood offers something quite unique despite being so close to campus.</p>

<p>Welcome to March - the month of NCAA insanity, warmer weather, and of course Spring Break. We know your&#8217;e too busy doing something you&#8217;ll regret in Mexico to worry about real estate, so we do the hard work for you and provide monthly updates on what&#8217;s hot, what&#8217;s not, and what&#8217;s gone for West Campus Apartments, North Campus Apartments, and the UT Austin area in general. This month is largely a continuation of what happened over the last 30 days - many of the most popular apartments are starting to lease up, and the ones that remain are going fast! Properties such as the <a title="Villas Nueces" href="http://www.westcampusliving.com/property/7-Villas_Nueces" target="_blank">Villas Nueces</a> and <a title="Villas San Gabriel" href="http://www.westcampusliving.com/property/6-Villas_San_Gabriel" target="_blank">Villas San Gabriel</a> (all leased up), the <a title="Texan West Campus" href="http://www.westcampusliving.com/property/38-Texan_West_Campus" target="_blank">Texan West Campus</a>, and the <a href="http://www.westcampusliving.com/property/37-Vintage_West_Campus">Vintage</a> (with only three units left!) are leased up already for August. And others, such as the <a href="http://www.westcampusliving.com/property/3-Villas_on_Guadalupe">Villas on Guadalupe</a> (which is 85% leased) are down to just their final remaining units and the most desirable floor plans are going at lightening speed. Another property that just finished their lease-out this week is <a href="http://www.westcampusliving.com/property/10-900_W._23rd">900 West 23rd</a>, which had new-complex quality at affordable prices and is now fully leased for August.</p>
<p>At this point you may be wondering:  what&#8217;s hot that&#8217;s still available for August? Last month we mentioned <a title="Camino Real Apartments in West Campus" href="http://www.westcampusliving.com/property/90-Camino_Real" target="_self">Camino Real</a> apartments in West Campus as a great example of an affordable property for August 2010, and they still have lots of 2/2s and 1/1s available starting at just $625 per bedroom for pre-lease. Another great complex that&#8217;s still not leased up despite having one of the nicest finish-outs in West Campus is <a title="Lone Star Lofts Apartments" href="http://www.westcampusliving.com/property/8-Lonestar_Lofts" target="_self">Lonestar Lofts</a>. There small 2/2s are now leased up, but the large 2/2s (they are HUGE and perfect for three people) and the 4/4 plans are still available for around $700 per bedroom in West Campus. Two other great options for West Campus apartments as far as large corporate complexes go are <a href="http://www.westcampusliving.com/property/5-Jefferson_26">Jefferson 26</a>, who still has TONS of units available for August and has now dropped prices on their 4 bedroom floor plans to just over $700 per person, and <a href="http://www.westcampusliving.com/property/32-21_Rio">21 Rio</a>, which has reduced pricing on some of the floor plans and offers without a doubt the nicest finish outs and most incredible views in West Campus. Both complexes are less than 40% leased for the fall. Not looking for West Campus? The <a href="http://www.westcampusliving.com/property/20-Gables_Central_Park">Gables Central Park</a> location is now offering up to $500 off the first month&#8217;s rent when you sign a lease in the next month, and <a href="http://www.westcampusliving.com/property/131-Buckingham_Apartments">Buckingham Apartments</a> in the North Campus neighborhood on 32nd is a great complex built just last year that has SUPER affordable 2/2s and very spacious 1/1s available for August with lots of units still available. </p>
<p> If you&#8217;ve waited until now to find your place for August 2010 pre-lease, there&#8217;s no time like the present to get moving: apartments are leasing fast and the majority of the good private inventory is starting to dwindle! <p>Some properties have been largely overlooked in the fall and are going to be leasing VERY quickly this spring as more people discover them. One great example is <a title="Camino Real Apartments in West Campus" href="http://www.westcampusliving.com/property/90-Camino_Real" target="_self">Camino Real</a> apartments - available for August pre-lease for as little as $625 per bedroom for two bedroom units or just $775 for one bedroom units and INCLUDING parking, wifi, and trash! Talk about a great deal in West Campus! Another great apartment building that still has some availability is <a title="900 West 23rd West Campus Apartments" href="http://www.westcampusliving.com/property/10-900_W._23rd" target="_blank">900 West 23rd</a>, which has a few two bedroom units left for $775 per person including parking and some very nice and spacious three bedroom units for even less - $725 per person including parking! <p>Camino Real is located on Salado just across the street from the ZBT house at the intersection of 28th Street. Though the exterior color leaves a bit to be desired, the complex got a major update a few years back including the new awnings, parking stripes, exterior paint, gate, and more. The complex features a laundry facility on-site for resident use that has more than a dozen machines, an interior bike rack so that you can lock your bike up inside the gate, an automatic pedestrian access gate that requires a key fob for entry, a pool and gazebo, and parking surrounding the complex. Basic parking is included in the rental price (this is parking that is uncovered on the exterior of the building), and garage parking that is more secure and located under the building is available starting at about $40 per month extra. There are four different floor plans available: the efficiencies are 500 square feet and lease for $750 per month, the one bedrooms are 600 square feet and lease for $775 per month (what a deal!), the standard two bedrooms are 800 square feet and lease for $1195 per month ($597 per person!), and the large two bedrooms are <strong>1100 square feet</strong> and lease for just $1395 per month ($697 per person). There&#8217;s also one 2/2 with a private washer and dryer available for $1450 per month. The move-in date for all units is August 12th, 2010 and all leases expire on July 31st of 2011. As if the prices weren&#8217;t already fair enough, <strong>all units come with gas, trash, and wireless internet included!</strong> The wifi works throughout the entire complex so you don&#8217;t even have to buy a wireless router.</p>
