Austin - No Longer a Well-Kept Secret!

A recent Austin Towers article points out the fact that the huge number of top ten lists, shout-outs in business magazines, positive press coverage, and explosive growth rate in Austin all point to an undeniable fact: Austin, TX is no longer a sleep college town, but rather a thriving top-tier city that is going to continue to attract huge new residents in the coming years. Austin has grown rapidly during the last decade (as have the surrounding areas such a Pflugerville and Round Rock which have both been among the fastest growing cities in the US in the past five years), and people coming to Austin are eager to take advantage of the fantastic job market, stable real estate prices, quality of life, and more. How does this relate to the UT real estate market? Investing in UT real estate isn’t an excellent idea just because of steady appreciation, consistently high occupancy, and unparalleled location, but also because as Austin continues to grow and true central city density develops, property is going to be at an even greater premium that’s closer to Downtown, parks, major thoroughfares, and retail/dining. Sound familiar? That’s UT Austin, specifically the North Campus and West Campus areas (you can search for properties here or learn more about the neighborhoods here), and West Campus Living is here to help you make the smart move today. Read on to learn more about some of the recent attention Austin has received and some of the ways in which it’s going to be one of the most important American cities of the next two decades.

Market Updates: West Campus Apartments

So we’re reaching the end of the UT Apartment leasing season, and school starts in just a few short days at UT Austin. But while most of the West Campus inventory is taken, there are plenty of apartments, houses, and condos in West Campus just waiting for someone who has the last minute need for a place near UT and for whatever reason has waited until the final days to lock something down. Immediate move ins, huge price drops, and other market conditions that are very rare in during the early summer are now the norm, and we’ve had clients move in the same day as they filled out applications! Overall, apartments such as The Block, The Quarters (though they still have some 2 and 3 bedroom plans available!), The Venue, Lone Star Lofts, and The Villas are essentially (or actually) leased up, but several others such as Jefferson West (with double occupancy rooms starting at only $750!) and 21 Rio are offering incredible prices (up to 40% of previous market value) in these final weeks of West Campus leasing. If you’re looking for a DEAL there’s no time like the present to give us a call and get connected with a knowledgeable agent who can help you navigate what’s out there.

North Campus Apartments: Guadalupe 31 Condos

Just north of UT campus in Central Austin are the outstanding Guadalupe 31 condominums. The explosion of apartment construction in the past five years near UT has not gone unnoticed, but during the same period many smaller projects with a lower profile among student populations have come on the scene as well. Guadalupe 31 is just three stories tall, but with an ideal location at 31st and Guadalupe close to shopping, restaurants, retail, and of course the University of Texas, it’s among the most coveted of the UT area condo projects. Built in 2005, the project quickly sold out and though several of the units have changed hands since then, most of the owners either occupy the project themselves or lease to students, making the project a nice middle ground between student-only living near UT and downtown style condos with virtually no college students. Read on to learn more about this upscale condo community near West Campus in UT Austin: Guadalupe 31.

North Campus Apartments: The Buckingham Apartments

Just northwest of UT Campus a brand new property has emerged in 2009 that hasn’t received as much attention as new West Campus projects such as the Vintage or 21 Rio, but should. It’s called the Buckingham Apartments, and as a quality, medium-sized new project with reasonable pricing, we think it’s a shame more UT students weren’t able to capitalize on the outstanding opportunity at the building this year. Set against the mature trees and quiet streets of West Avenue, the project offers a combination of amenities, location, conveniences, and style that’s unparalleled for the price in the neighborhood. And thanks to lots of word of mouth as well as some aggressive marketing by a small group of realtors has left the project fully booked for the Fall, and there’s a reason why - just read more to find out about the Buckingham Apartments in North Campus.

Austin Texas Neighborhoods: North Campus

Though it’s still unquestionably a student neighborhood, North Campus, with its eclectic mix of student apartments, gorgeous single-family homes, and beloved local businesses, embodies what’s best about Austin, and is definitely greater than the sum of its parts. Bounded by East 38th street to the north, Guadalupe to the west, Dean Keeton to the south, and Interstate 35 to the east, this neighborhood sits sandwiched between UT Campus and Hyde Park, and predictably, takes on some of the best characteristics of both.

In the middle of North Campus is a very exclusive smaller neighborhood with large, stylish homes occupied by old-Austin families, professors, and other professionals. It’s a Central Austin oasis: you’ll find million-dollar homes nestled between gorgeous oak trees, bounded by some of the neighborhood’s beautiful parks – all only blocks from major commercial areas and busy streets.
