So we’re reaching the end of the UT Apartment leasing season, and school starts in just a few short days at UT Austin. But while most of the West Campus inventory is taken, there are plenty of apartments, houses, and condos in West Campus just waiting for someone who has the last minute need for a place near UT and for whatever reason has waited until the final days to lock something down. Immediate move ins, huge price drops, and other market conditions that are very rare in during the early summer are now the norm, and we’ve had clients move in the same day as they filled out applications! Overall, apartments such as The Block, The Quarters (though they still have some 2 and 3 bedroom plans available!), The Venue, Lone Star Lofts, and The Villas are essentially (or actually) leased up, but several others such as Jefferson West (with double occupancy rooms starting at only $750!) and 21 Rio are offering incredible prices (up to 40% of previous market value) in these final weeks of West Campus leasing. North Campus Apartments: Guadalupe 31 Condos

Just north of UT campus in Central Austin are the outstanding Guadalupe 31 condominums. The explosion of apartment construction in the past five years near UT has not gone unnoticed, but during the same period many smaller projects with a lower profile among student populations have come on the scene as well. Guadalupe 31 is just three stories tall, but with an ideal location at 31st and Guadalupe close to shopping, restaurants, retail, and of course the University of Texas, it’s among the most coveted of the UT area condo projects. Built in 2005, the project quickly sold out and though several of the units have changed hands since then, most of the owners either occupy the project themselves or lease to students, making the project a nice middle ground between student-only living near UT and downtown style condos with virtually no college students. Austin Texas Neighborhoods: North Campus

Though it’s still unquestionably a student neighborhood, North Campus, with its eclectic mix of student apartments, gorgeous single-family homes, and beloved local businesses, embodies what’s best about Austin, and is definitely greater than the sum of its parts.
