Welcome to March - the month of NCAA insanity, warmer weather, and of course Spring Break. We know your’e too busy doing something you’ll regret in Mexico to worry about real estate, so we do the hard work for you and provide monthly updates on what’s hot, what’s not, and what’s gone for West Campus Apartments, North Campus Apartments, and the UT Austin area in general. This month is largely a continuation of what happened over the last 30 days - many of the most popular apartments are starting to lease up, and the ones that remain are going fast! Properties such as the Villas Nueces and Villas San Gabriel (all leased up), the Texan West Campus, and the Vintage (with only three units left!) are leased up already for August. And others, such as the Villas on Guadalupe (which is 85% leased) are down to just their final remaining units and the most desirable floor plans are going at lightening speed. Another property that just finished their lease-out this week is 900 West 23rd, which had new-complex quality at affordable prices and is now fully leased for August.
At this point you may be wondering: what’s hot that’s still available for August? Last month we mentioned Camino Real apartments in West Campus as a great example of an affordable property for August 2010, and they still have lots of 2/2s and 1/1s available starting at just $625 per bedroom for pre-lease. Another great complex that’s still not leased up despite having one of the nicest finish-outs in West Campus is Lonestar Lofts. There small 2/2s are now leased up, but the large 2/2s (they are HUGE and perfect for three people) and the 4/4 plans are still available for around $700 per bedroom in West Campus. Two other great options for West Campus apartments as far as large corporate complexes go are Jefferson 26, who still has TONS of units available for August and has now dropped prices on their 4 bedroom floor plans to just over $700 per person, and 21 Rio, which has reduced pricing on some of the floor plans and offers without a doubt the nicest finish outs and most incredible views in West Campus. Both complexes are less than 40% leased for the fall. Not looking for West Campus? The Gables Central Park location is now offering up to $500 off the first month’s rent when you sign a lease in the next month, and Buckingham Apartments in the North Campus neighborhood on 32nd is a great complex built just last year that has SUPER affordable 2/2s and very spacious 1/1s available for August with lots of units still available.
If you’ve waited until now to find your place for August 2010 pre-lease, there’s no time like the present to get moving: apartments are leasing fast and the majority of the good private inventory is starting to dwindle!
