Austin - No Longer a Well-Kept Secret!
Austin - Moving on Up!
A recent Austin Towers article points out the fact that the huge number of top ten lists, shout-outs in business magazines, positive press coverage, and explosive growth rate in Austin all point to an undeniable fact: Austin, TX is no longer a sleep college town, but rather a thriving top-tier city that is going to continue to attract huge new residents in the coming years. Austin has grown rapidly during the last decade (as have the surrounding areas such a Pflugerville and Round Rock which have both been among the fastest growing cities in the US in the past five years), and people coming to Austin are eager to take advantage of the fantastic job market, stable real estate prices, quality of life, and more. How does this relate to the UT real estate market? Investing in UT real estate isn’t an excellent idea just because of steady appreciation, consistently high occupancy, and unparalleled location, but also because as Austin continues to grow and true central city density develops, property is going to be at an even greater premium that’s closer to Downtown, parks, major thoroughfares, and retail/dining. Sound familiar? That’s UT Austin, specifically the North Campus and West Campus areas (you can search for properties here or learn more about the neighborhoods here), and West Campus Living is here to help you make the smart move today. Read on to learn more about some of the recent attention Austin has received and some of the ways in which it’s going to be one of the most important American cities of the next two decades.
According to the Milken Institute, Austin is the leading city in America at overall job creation - it’s also the first city ever to be ranked #1 twice on this index. Portfolio.com also named Austin the #1 city in the country for job creation (Houston, Dallas, and San Antonio were also in the top five spots!). The strong tech presence, ties to oil and gas, and relative affordability and ease of starting a business all help Austin reach this mark. Speaking of businesses and entrepreneurship, Austin was also recently ranked in the top ten US cities in which to start a new business (read the full report by CNN money), and the Brookings Institut / Business Week also recently released a special report naming Austin the #2 city for metropolitan growth product, a measurement relating to a city’s employment potential and overall output. Further, it’s not just Austin’s strong job market or output in and of itself that makes it a solid investment choice or place to live - it’s the overall quality of life and lifestyle that such a green, relatively affordable, and creative city affords: Forbes recently ranked Austin the least stressful city in which to live in the US, and the Austin Business Journal has predicted that Austin and San-Antonio are the most likely American cities to return to full pre-recession employment levels. This means as a UT student not only is Austin an awesome place to go to school (and maybe even get a job when you graduate!) but it’s also an excellent place in which to invest, by yourself or with your family, before leaving school to take advantage of the incredible opportunities in Austin real estate.
