900 West 23rd Street, privately owned and managed by Austin Investments, was part of a slightly earlier wave of apartment constructions than the countless new apartment buildings such as Phase I and Phase II of The Quarters and The Block or the truly enormous Jefferson 26. A solid building with a reputation for fair pricing and spacious units, 900 West is consistently one of the first major properties to pre-lease each year, along with other smaller student favorites such as the Texan Tower, Villas San Gabriel, and Villas Nueces. The complex is ideally located just West of UT in the heart of West Campus - it literally bisects south and north west campus with the back of the building facing 24th Street just west of University Towers. The exterior is hard to miss - it’s the only property in that section of 24th street that’s a three story with a parking garage and lots of private balconies. For those looking for an excellent value in a two or three bedroom 900 West may be the perfect choice for 2010-2011 - read on find out more about this exciting west campus property!

Just north of UT campus in the wonderful Hyde Park neighborhood, duplexes and houses geared towards students are a great alternative to some of the tiny North Campus apartments offered by campus firms. Houses are a great way for a large group to share fixed costs, have fun living together, and utilize ample common space for a variety of purposes. This house on E 44th Street, offered by West Campus Living, exemplifies what’s great about choosing a house as a UT student - location, features, and cost are all perfect for your group of students looking for a sweet pad for next year. Lots of houses in the area aren’t well maintained, have extremely small third or fourth bedrooms, don’t allow pets, have tiny yards, or don’t feature ample parking for you and your friends. But this house is really something special: keep reading to learn more about this fantastic property at 44th and Red River — 812 E. 44th Street.

So we’re reaching the end of the UT Apartment leasing season, and school starts in just a few short days at UT Austin. But while most of the West Campus inventory is taken, there are plenty of apartments, houses, and condos in West Campus just waiting for someone who has the last minute need for a place near UT and for whatever reason has waited until the final days to lock something down. Immediate move ins, huge price drops, and other market conditions that are very rare in during the early summer are now the norm, and we’ve had clients move in the same day as they filled out applications! Overall, apartments such as The Block, The Quarters (though they still have some 2 and 3 bedroom plans available!), The Venue, Lone Star Lofts, and The Villas are essentially (or actually) leased up, but several others such as Jefferson West (with double occupancy rooms starting at only $750!) and 21 Rio are offering incredible prices (up to 40% of previous market value) in these final weeks of West Campus leasing. If you’re looking for a DEAL there’s no time like the present to give us a call and get connected with a knowledgeable agent who can help you navigate what’s out there.

Just north of UT campus in Central Austin are the outstanding Guadalupe 31 condominums. The explosion of apartment construction in the past five years near UT has not gone unnoticed, but during the same period many smaller projects with a lower profile among student populations have come on the scene as well. Guadalupe 31 is just three stories tall, but with an ideal location at 31st and Guadalupe close to shopping, restaurants, retail, and of course the University of Texas, it’s among the most coveted of the UT area condo projects. Built in 2005, the project quickly sold out and though several of the units have changed hands since then, most of the owners either occupy the project themselves or lease to students, making the project a nice middle ground between student-only living near UT and downtown style condos with virtually no college students. Read on to learn more about this upscale condo community near West Campus in UT Austin: Guadalupe 31.

Several years before the tremendous new West Campus apartment explosion that resulted in countless new buildings from companies such as The Quarters and The Block, a complex was built at the prime corner of 28th and Rio Grande called the Sterling House. Now the Jefferson West Campus, this building offers a much smaller complex (less than 70 units) than many of the other majors in the area, has 2, 3, and 4 bedroom floors plans, and is consistently a student favorite for spacious floor plans, an immaculate location, and on-site management that’s exclusively for Jefferson West. To learn more about this West Campus apartment complex, just keep reading - and find out how you can get matched for as little as $700 bucks in a room originally designed for double occupancy with two sinks and two closets!

Just northwest of UT Campus a brand new property has emerged in 2009 that hasn’t received as much attention as new West Campus projects such as the Vintage or 21 Rio, but should. It’s called the Buckingham Apartments, and as a quality, medium-sized new project with reasonable pricing, we think it’s a shame more UT students weren’t able to capitalize on the outstanding opportunity at the building this year. Set against the mature trees and quiet streets of West Avenue, the project offers a combination of amenities, location, conveniences, and style that’s unparalleled for the price in the neighborhood. And thanks to lots of word of mouth as well as some aggressive marketing by a small group of realtors has left the project fully booked for the Fall, and there’s a reason why - just read more to find out about the Buckingham Apartments in North Campus.

Just a few years back amidst considerable controversy, the Triangle apartments and mixed used development was created right in the heart of Central Austin at 47th and Guadalupe. And now, after a few years of retail development, marketing, and a few hundred satisfied tenants later, The Triangle has emerged as precisely what its designers had in mind: a vibrant mixed-use development close to everything that offers quality residences, excellent restaurants, and a perfect location. The Triangle consists of several large apartment buildings as well as the recently opened Triangle Lofts (upscale residences offering more modern finishes and larger floor plans), retail, condos (coming soon), and green spaces for a total of 120,000 square feet across a 22-acre development site. If you’re looking for a new place you should definitely check out The Triangle apartments!

If you’re at all familiar with the UT housing market in general or with West Campus apartments in particular you’re surely heard the name: The Quarters. As one of the largest student housing providers in the West Campus area, the Quarters (managed by West Campus Partners) has six total complexes and hundreds of total bedrooms throughout West Campus. Their “Phase I” properties (Cameron, Sterling, and Montgomery) were among the first wave of new build apartments available in West Campus when they were first completed several years ago, and their most recent wave (Phase II, or Grayson, Nueces, and Karnes) was just completed last August in time for mid-August move-ins. This post concerns the largest of the Phase II properties: The Quarters Nueces House at the corner of 24th and Nueces.
