Completed in August 2008, Jefferson 26 is a new UT Austin apartment community located in West Campus at the intersection of 26th and Nueces.  The largest complex in the West Campus area, it offers over 360 units ranging in size from 1 bedroom to 4 bedrooms, as well as a huge outdoor pool and deck area with a hot tub, BBQ grills, and lounge chairs, an enormous 5 story parking garage, and a rooftop garden and hangout.  There are some variations among 1 and 4 bedroom plans (they offer a 4/2 and a 4/4, for example), but they have SIX unique floor plans for two bedroom units - the largest variety in the area. Each layout at J26 offers its own unique style, including units with huge balconies, gigantic living areas, additional study spaces, and entertainment-oriented plans with island kitchens. Cable and Internet are included and no additional cost with all leases, as well as access to the resident-only gym facility, computer/business center, and tanning booths.

The big news with Jefferson 26 last year was their difficulty leasing out the units - last year at this time they were the only West Campus apartments that were LESS THAN 50% LEASED for August!  After an enormous marketing promotion in which they offered new residents cash prizes of up to $10,000, free rent for a year, and a brand new BMW, they were far more successful, approaching full occupancy for their first move in last year.  Now, unlike many other West Campus complexes, they’re actually almost completely leased for August 2009 move-ins: over 82% of their units are full, including ALL of the 2BR plans and ALL of the 1BR plans.  But if you’re looking for a 4/4 or 4/2 they’ve got very competitive rates starting from $750 per bedroom.

Jefferson 26 is a perfect example of the intense market fluctuations that have marked West Campus in the past few years - new complexes are built and older ones continue to raise rates slowly to approach the new inventory, and those complexes who aren’t successful wind up being West Campus cautionary tales.  But after a rough year one, Jefferson 26 has emerged as one of the most successful West Campus apartment complexes, offering students an impressive set of features at very reasonable prices.  They were also the first in West Campus to offer a low-rate guarantee in order to assuage students fearful of the huge price drops that occurred near the end of the Summer in 2008.
